Need advice on getting insurance for flea market?

I was told by my planning and development office that I need to have a million dollar insurance policy that lists our county as an additional insured. I just checked with our insurance company and they told me that each person who is a vendor at our flea market would have to have their own insurance policy and have us as an additional insured.





I've sold at flea markets and no one has ever asked me for a policy like this. Can anyone help me understand what I might do?

I have done this type of policy before for a street festival (%26amp; for several flea markets) and was able to get a two-day event policy to cover the festival and then we added each vendor as Additional Insured - Vendor. The cost to do it this way is very minimal for the vendor. In this case each paid $57 to obtain coverage for the two days. The county can also be added on as an Additional Insured but adding them will cost you more. Of course if each vendor already has insurance (i.e. some of them have retail operations and have their own policies %26amp; others sell at numerous flea markets or festivals during the year so they already have 1 year policies) then all they need to do is add your flea market as additional insured on their policy and provide you with a Certificate of Insurance as proof of coverage. The other option is for the agent to ask each vendor if they will be doing several of these per year and try to sell them a separate policy since it might be to their benefit. Have your agent contact their Underwriter and see if they can add each vendor as Additional Insured - Vendor--hopefully they will be able to do this. The last few ones I have done cost were $1,600 for the 2 day event this had live entertainment %26amp; covered about 4 city blocks with about 10k people, numerous vendors, food, refreshments, arts %26amp; crafts, antiques, etc. plus the cost of each vendor. The last flea market was $950 plus the cost of each vendor but this provides 12 weekends of coverage in one small city park.





Recently just about every venue is requiring that you provide coverage even if it is just a flea market. You never know what can happen!

Yep, flea markets are much harder to insure than a street fair, due to the product liability exposure on old items.





You've got two choices - buy the insurance and require your tenants to buy it (last one I sold was $2500 excluding product liability), or find another location.
